A non-refundable fee of $65 per adult to cover the cost of processing the rental application.

Admin Fee

A non-refundable fee of $175 due at time of application to cover costs like background checks, lease preparation, and processing paperwork.

Holding a home

Holding a home refers to paying a fee or deposit to temporarily reserve a rental property while the lease is being finalized.

Security Deposit

A security deposit is a refundable payment made by the tenant at lease signing to cover potential damages or unpaid rent at the end of the lease.

Community & SFR Fees

Below is a breakdown of fees associated with applying for and living in one of our homes, including application costs, deposits, community services, and pet-related fees.

The minimum deposit is equal to one month’s rent. Additional Deposits may be required if the applicant(s) do not meet credit, rental, or income requirements. The holding deposit made to secure the property is non-refundable in the event of a cancellation.

  • Smart Home Fee: Varies from $10 – $50 per month
  • Pest Control Fee: Varies from $18 – $35 per month
  • Amenity Fee: $55 per month (if applicable)
  • Trash: Varies from $25 – $35 per month (if applicable)
  • $35 monthly pet rent per pet (up to 3 pets)
  • $400 one-time non-refundable pet fee per pet
  • Violation fees apply for unauthorized or temporary pets
  • Pet fees do not apply to service or emotional support animals

  • Air filters changed twice per year
